Grants for buyers
The Queensland Government provides grants of $15,000 (from June 30 2025) or $30,000 (current) for first-time buyers who are buying or building a home in Queensland.
Applicants must be 18 years or older and an Australian citizen or permanent resident to be eligible for the non-means-tested grant. The home has to be valued at less than $750,000 and not be an investment property.

Stamp duty
Stamp Duty, or “transfer duty”, is a tax paid to the State Government when you purchase a property.
The amount you pay depends on the value of the property. Also, various concessions are available to reduce the amount you have to pay.
The good news is that first-time buyers in Queensland no longer pay stamp duty. This change came into effect in May 2025 and saves almost $40,000 on the average Brisbane house and land package.

School catchment areas
Understandably, parents want the best for their kids, and part of making that happen is getting them into a good school.
In fact, access to schools ranks higher as a motivating factor for home buyers than access to transport or commute times.
So, if getting into the right school is critical to your new home’s location, living in the correct catchment area is imperative.
In Queensland, the catchment area is a defined geographic zone around a state primary or secondary school that determines which students can enrol at a school.
